How we build project checks from public RERA records.

This page documents what Realty Signal India does, what it does not do, and how every finding is derived.

What this is: an independent public-data review tool. What it is not: a legal opinion, title report, government service, or final safety rating.

Coverage

We disclose gaps rather than hide them. Haryana is the strongest current market with project details and documents. UP/Noida is currently list-level discovery: project names and promoter details are searchable, but official detail pages and documents must be confirmed before a paid report is accepted.

What UP list-only means: the project was found in the official UP district list, but the detail page, validity dates, documents, and source trail are not yet complete in our database. We do not charge for a buyer report unless useful detail data can be accessed.

What we check

Official status: lapsed

Triggered when the captured official status field labels the project as lapsed. This is treated as an important buyer question.

Registration expired

Triggered when the captured valid-until date is earlier than today, regardless of the portal status label.

Validity expiring soon

Triggered when the valid-until date is within the next 90 days.

Registration addendum found

Triggered when a post-registration addendum, corrigendum, amendment, or correction document is captured.

OC or completion document observed

Shown as context. It can be useful, but the document must still be checked for scope and validity.

QPR incomplete

Used where quarterly progress reports can be estimated from registration timing and compared with captured records.

Scoring rules

Important

Direct official status/date issue that should be resolved before relying on the project.

Check

Document metadata or contextual issue that deserves explanation but is not automatically a red flag.

Note

Background context used for orientation, not a warning by itself.

Confidence: High means direct official field or source. Medium means document existence, naming pattern, or date calculation. Low is rarely used and is disclosed when shown.

Encumbrances and mortgages

Litigation history

Construction quality or physical progress

Private agreements

Tax, stamp duty, or GST compliance

Builder financial health beyond captured documents

Document readability

We capture document existence and metadata from official portals. Some documents are text-readable; others are scans, broken links, or pending manual reading. Missing or unreadable text is a data-availability issue, not proof that a document does not exist.

Glossary

Lapsed

Official portal label indicating the registration is no longer active in the captured record.

Expired

Date-based finding where the valid-until date has passed.

Addendum / corrigendum

A document modifying registration details after original registration.

Form A-H

Haryana registration form set, including promoter, project, and approval declarations.

QPR

Quarterly Progress Report filed by builders during registered project progress.

OC

Occupation Certificate. Usually confirms a building is legally ready for occupancy.

Corrections and disputes

If you believe a finding is wrong, send the project link and official proof through the report request flow. We review meaningful corrections and update the captured record where appropriate.
